If we agree to manage your property, clean a property, or run an Airbnb listing during a sales campaign, the specific scope, pricing, and arrangements for that work will be confirmed with you directly — these Terms sit alongside that agreement, not instead of it.

2. Using Our Website

3. Engaging Our Services

Enquiring through our website doesn’t create a contract between us. A service arrangement only begins once we’ve discussed your property, agreed on the scope of work, and both confirmed it — usually in writing (email is fine).

Any pricing shown on our website is indicative and may vary depending on the property, its location, and the level of service required. We’ll always confirm actual pricing with you before starting work.

4. Payments

Payment terms — including how often we invoice, how Airbnb income is passed on to property owners, and how cleaning jobs are charged — will be agreed with you as part of setting up our service. Unless otherwise agreed, invoices are payable within 7 days.

For full Airbnb management, our management fee is generally taken as a percentage of booking revenue. For turnover cleaning, jobs are charged per clean unless a different arrangement is agreed.

5. Changing or Ending an Arrangement

Either party can end a service arrangement by giving reasonable written notice — the specific notice period will be confirmed when we set up the arrangement. We’ll work with you to hand back management of your listing in good order, including transferring or removing access where needed.

If a cleaning job is cancelled with little notice (for example, after our cleaner has already been scheduled), a cancellation fee may apply. We’ll let you know what’s reasonable on a case-by-case basis.

6. Guests and Bookings

Properties we manage are listed and booked through Airbnb. If you’re a guest, your booking is governed by Airbnb’s own terms, payment process, and cancellation policies — not by these Terms. We’re the team that manages the property day-to-day (check-in details, cleaning, and any issues during your stay), but the booking contract itself is between you and the host via Airbnb.

7. Intellectual Property

All content on this website — including text, images, logos, and design — belongs to 001 Property Services or is used with permission. You’re welcome to share links to our website, but please don’t copy, reproduce, or reuse our content without asking us first.

8. Third-Party Platforms and Liability

We manage listings through Airbnb, a platform we don’t own or control. Our Disclaimer page has more detail on third-party platforms, the accuracy of information on this site, and the limits of our liability — it forms part of these Terms.

9. Privacy

We handle personal information in line with our Privacy Policy, which also forms part of these Terms. It covers what we collect, how we use it, and who we share it with.

10. Governing Law

These Terms are governed by the laws of Victoria, Australia. Any disputes will be handled in the courts of Victoria.
